Webster Green Groundbreaking

On July 19th, The Doe Fund held a groundbreaking for Webster Green: a new 82-unit permanent supportive and affordable housing residence in the Norwood neighborhood of the Bronx. The project is a partnership between the Doe Fund and private developer Robert Sanborn Development. Currently a hole in the ground, Webster Green will provide 41 studio apartments for individuals with health-related issues and 41 affordable units for low-income individuals from the community. Magnusson Architecture and Planning is designing the LEED-certified, eight story residence which will include an outdoor common area, community room and laundry facilities as well as space for on-site services. The residence has been designed by Magnusson Architecture, and the general contractor is Galaxy Construction.

Morris Avenue Apartments Breaks Ground in University Heights

On May 17, Bronx Pro and Services for the UnderServed (SUS)  broke ground on an innovative new project -- Morris Avenue Apartments, a mixed use affordable apartment building in the University Heights neighborhood of the Bronx. The eleven story, 94 unit residence will provide homes to 14 moderate income families, 48 low income individuals and families as well as 31 apartments for a mix of formerly homeless individuals and young adults exiting residential treatment. There will be community rooms with computers, multiple outdoor recreation areas, and access for tenants to a 15-space parking lot. On-site supportive services will be provided by SUS.

On January 27th, the affordable and supportive housing community gathered in Spring Creek, Brooklyn for the ribbon cutting and dedication ceremony of the Alan Epstein Apartments (formerly known as Gateway Elton Street Phase II), a development complex featuring three multi-use buildings and beautifully landscaped outdoor spaces.  Alan Epstein Apartments is the second of three phases of affordable, mixed use, and energy efficient developments by the Hudson Companies, Related Retail LP and CAMBA. This complex will consist of 175 affordable apartments, 30 of which will be supportive,  as well as 24,000 square feet of ground-floor retail and community facilities. All units will be affordable to households earning between 40% and 60% of AMI.

Lynn’s Place Breaks Ground

On December 1, Unique People Services broke ground in the Bronx for a new affordable and supportive housing project, Lynn’s Place, which will provide homes for a mix of formerly homeless individuals and low income families. Already five years in the making, the project is scheduled to open in the winter of 2017. The building will feature 69 units of housing, with 42 units of supportive housing for individuals with a mental illness and 27 units of affordable housing for individuals and families making less than 60% AMI. The development will also include community space on the ground floor, a sunken courtyard, a landscaped back yard and a green roof on the seventh floor.

Win’s The Glenmore Breaks Ground

On October 19th, after 12 years in the making, Win broke ground in Brooklyn for a new affordable and supportive housing project, The Glenmore, which will provide homes for homeless individuals and families. The project is scheduled to open in the fall of 2017. The six-story building will feature 161 units of housing, with 96 units of supportive housing for families with disabilities and 65 units of affordable housing for individuals and families. The development will also include retail and community space on the ground floor as well as provide parking. Located a few blocks from the Broadway Junction station, The Glenmore will provide tenants with a mix of energy-efficient affordable and supportive housing and help anchor this part of Brownsville.

Walton Avenue Residence Groundbreaking

On July 7th, Jericho Project broke ground in the Bronx for a new affordable and supportive housing project, Walton Avenue Residence, which will provide homes for homeless veterans and young adults. The project is scheduled to open in the spring of 2017. The planned complex will feature 89 units of housing, with 56 units set aside for veterans, and 33 units for young adults. Located a few blocks from the Trenton Avenue station, Walton Avenue will provide tenants with a mix of energy-efficient affordable and supportive housing, with easy access to Manhattan.

Livonia Commons Breaks Ground

New York City broke ground earlier this month on Livonia Commons, a 278-unit project devoted to affordable and supportive housing in the Brooklyn neighborhood of East New York.

This $90 million development will consist of four individual buildings on a formerly vacant lot. Fifty-one of the units offered will be set aside for supportive housing. Of those, 43 of the units will house individuals with mental illness through the NY/NY III Supportive Housing Agreement and eight will house individuals with developmental disabilities through the NYS Office for Persons with Developmental Disabilities (OPWDD).

Network member Dunn Development Corp. is developing the project. The formerly homeless tenants will receive on-site support services from CAMBA, another Network member.

“Livonia Commons will help revitalize the Livonia Avenue corridor with a dynamic mix of new affordable housing, retail stores and community spaces,” said Martin Dunn, Dunn Development Corp. President and a member of the Network’s Board of Directors. “Working with our community partners, we'll build the kind of innovative and holistic development that the East New York community deserves.”

“CAMBA is proud to be part of Livonia Gardens, where our staff will provide comprehensive on-site case management services to residents who are formerly homeless or have disabilities,” said Joanne M. Oplustil, CAMBA’s President and CEO. “Our clients know they always have someone nearby to help them if a crisis arises. And over many years of experience, we’ve proven that supportive housing is a cost-effective and successful approach to ending homelessness and helping tenants flourish.”

Ground Broken on Second MRT Supportive Housing Project

Common Ground held a ground-breaking ceremony yesterday for the second NYC supportive housing residence to begin construction using NYS Medicaid Redesign Team (MRT) capital funding.

The project, Boston Road, will bring 154 units of supportive housing to the Bronx. The residence will provide housing and services to a mix of low-income and formerly homeless individuals and seniors.

Dozens of friends and partners gathered on Wednesday to celebrate the start of construction. The event included a number of illustrious guest speakers, including NYS Homes & Community Renewal (HCR) Commissioner Darryl Towns, former NYC Council Member Helen Foster and NYC Department of Housing Preservation and Development (HPD) Deputy Commissioner Eric Enderlin. Common Ground Executive Director Brenda Rosen served as the master of ceremonies for the late-morning event. 

“This is a creative approach to dealing with an epidemic [of homelessness],” Ms. Foster said.  “Let this be an example of what we do going forth in the city.” 

Comunilife Breaks Ground on El Rio

On September 19, Comunilife broke ground on El Rio, its forthcoming supportive housing residence in the Bronx. The building will house 39 formerly homeless individuals with mental illness and 26 low-income individuals.

Upon completion in 2015, El Rio will mark Comunilife’s fourth supportive housing residence in New York City.

Thursday’s groundbreaking ceremony included a rich slate of guest speakers. Among those who took the podium were a number of elected officials, including Bronx Borough President Ruben Diaz, Jr., NYS Rep. Luis R. Sepúlveda, NYS Sen. Gustavo Rivera and a representative from the office of U.S. Rep. José Serrano. Also on hand to deliver remarks were Jessica Katz of the NYC Department of Housing Preservation and Development (HPD) and Comunilife President and CEO Dr. Rosa Gil.

HPD will provide Project Based Section 8 vouchers for the 39 formerly homeless residents living with mental illness. The remaining units will be available to individuals earning no more than 60% of the area median income (AMI). HPD will provide Low Income Housing Tax Credits, which will be syndicated by Red Stone Equity Partners. The agency will also provide federal HOME funding. The State will provide NYS Office of Temporary and Disability Assistance (OTDA) Homeless Housing and Assistance (HHAP) funding and the Bronx Borough President will provide nearly three quarters of a million dollars.

Barrier Free Living Breaks Ground on First Supportive Housing Residence

Barrier Free Living celebrated the groundbreaking of its first supportive housing residence on June 4. Barrier Free Living Apartments, located in the South Bronx, will soon offer 120 units of supportive housing for domestic violence survivors, female veterans and disabled women in a nursing home diversion program. The project will consist of two buildings: a 51-unit residence on East 138th Street and a 70-unit residence on East 139th Street. The first building will house families and the second individuals.

Last month's groundbreaking for this $42 million project included a slate of guest speakers. Among them were NYC Council Member Maria del Carmen Arroyo, Jessica Katz of the NYC Department of Housing Preservation and Development (HPD), Joan Tally of the NYC Housing Development Corporation (HDC), Brett Hebner of the NYS Homeless Housing and Assistance Corporation (HHAC), Benjamin Warnke of Alembic Community Development, Bill Traylor of Richman Housing Resources and representatives from the office of Bronx Borough President Ruben Diaz, Jr.

Barrier Free Living Apartments is being developed under Mayor Bloomberg's New Housing Marketplace Plan (NHMP).
