Comunilife's Real Estate Department is growing! We have projects at every phase of development – from initial underwriting to rent-up, along with an established portfolio. Under the management of the VP for Real Estate and Asset Management, the Property Manager will process leases, rent notices, prepare rental reports; monitor building operations, and work with the facilities manager, and assist in monitoring building compliance with programmatic goals and contract requirements.

Job Requirements

ESSENTIAL DUTIES INCLUDE: • Fiscal Accountability for Rental Income: Manage all aspects of leasing, vacancy management, rent collection, lease signings and all related functions based on contract requirements. Ensure that rent collection meets established targets. Work closely with the senior compliance officer on initial leases, tenant income verification, and timely lease renewals. • Analysis and Reporting: Review reports for monitoring performance of properties owned and managed by the agency. Conduct, review and refine the analysis of real estate transactions to adhere to a schedule of obligations and due dates. Identify operational issues that require action. Prepare documents related to the status of the agency’s rental property. • Monitoring and Maintaining Physical Conditions: Work collaboratively with the facilities maintenance manager to ensure physical improvements are made in an efficient and cost effective manner. Coordinate management of property acquisitions to improve overall performance of the Comunilife housing portfolio. Monitor conditions at scattered site locations as needed. Prepare reports required for board, internal management, funders and investors. • Project Administration, Managing & Reporting on Existing and New LIHTC/ Affordable Housing: Coordinate marketing in accordance with governmental marketing plan requirements; lease-up units with potential residents, government agencies and others to ensure that occupancy and financial goals and restrictions are met. Perform residential leasing to meet planned milestones and to finish scheduled activities on time and within budget. Work with facilities management and compliance team to resolve operational issues that may arise. Assure compliance with tax credit, bond and other agreements. WORKING CONDITIONS: • Operates in a professional office environment with frequent travel to local offices to meet the property needs of 24/7 residential social service environment. • Routinely uses standard office equipment such as computers, phones, copiers, filing cabinets and fax machines. • Business hours are Monday to Friday, 9:00 a.m. to 5:00 p.m. Because program operates 24 hours a day, 7 days a week, availability to conduct property management outside of work hours may be required. REQUIRED JOB QUALIFICATIONS: Education and Experience Requirement(s): • Associates degree from a two-year college or university and a minimum of three years of professional experience in affordable property management, housing development, urban planning, community development, or related field; or Bachelor's degree from four-year college or university and minimum of two years of professional experience in affordable property management, housing development, urban planning, community development, or related field • Experience with application of low-income housing tax credits is required • Experience in the development and leasing of supportive housing for special needs and low-income populations is preferred Knowledge, Skills, and Abilities: • Ability to successfully manage a large number of unrelated tasks and projects simultaneously • Excellent financial and analytical skills • Strong written and oral communication skills • Familiarity with Low-Income Housing Tax Credit and New York City government and the not-for-profit sector a plus • Understanding of affordable and supportive housing and agency mechanisms that have relevance and provide funding for these projects. • Understanding of and commitment to organization’s mission, vision, and values • Ability to handle complex challenges and balance multiple demands on time and attention

Job Responsibilities

The Intake and Group Social Worker position has primary responsible for client intake at Prospect Place shelter from the hours of 1pm to 9pm Monday-Friday. This includes screening applications for eligibility, conducting interviews, making enrollment decisions in consultation with site management, and introducing applicants to the services offered at the program. The position is responsible for ensuring vacancies are filed in a timely manner by conducting outreach and intake interviews, and managing relationships with referrals sources and DHS as appropriate to the position. In addition, the Intake and Group Social Worker position provides staff supervision in screening applications for eligibility, conducting interviews, making housing recommendations, and introducing applicants to the services offered at the housing sites. The Intake and Group Social Worker oversees the Group Services and Activities at the program, along with another Intake and Group Social Worker, who works 9am to 5pm Monday to Friday. The position facilitates onsite groups, works in conjunction with site management to develop groups, classes and activities that are relevant and supportive of the program’s clients, ensures that Evidence Based-practices are provided according to the fidelity model, and that all documentation is completed in an accurate, timely manner in according to Agency requirements. The Intake and Group Social Worker is also responsible for helping their team and program to function well and meet contractual obligations; and striving, as appropriate to their role, to fulfill the CUCS programs’ core purpose, core values and vision statements. The position offers supervisory experience and LCSW hours. The Intake and Group Social Worker is expected to possess strong assessment skills and to interface effectively and efficiently with partner agencies and colleagues to ensure quality services and program operations. Further, the Intake and Group Social Worker is expected to exhibit a heightened level of autonomy and decision-making skills. This position requires attention to detail, strong writing and verbal communication skills, computer literacy, and time-management skills. The Intake and Group Social Worker may be assigned additional responsibility for particular tasks, functions or groups.

Provide significant support CUCS’s major fundraising event, Lift UP New York Benefit Concert and Auction, including collaborating on the development of fundraising strategies to reach revenue goals; assisting in procuring individual, corporate, and vendor sponsorships, ticket sales, and contributions. Provide significant support for the production details for Lift UP New York. Manage all data and record-keeping related to the event. Manage aspects of the Lift UP New York auction, including soliciting donations, cultivate new and existing donors, and in-kind donations, coordinating auction displays, acting as primary contact and manager for auction staff and volunteers, and tracking auction winners and post-event communications. Lead excellent post-event follow-through including follow up on outstanding pledges, debriefing meetings to solicit stakeholder feedback to incorporate into future plans. Create and manage all tax acknowledgment letters for fundraising events. Collaborate with Development Associate on volunteer recruitment and management for Lift UP New York. Work closely with the Communications Associate on the promotion for Lift UP New York concerts. Support production of event printing and solicitation. Provide event logistics support for CUCS All Staff meeting and other agency events. In collaboration with the Chief Development and Communications Officer and Associate Director, develop both stewardship and engagement plans for corporate partnership initiatives within a specific and growing portfolio of corporate supporters. Conduct research and lead prospecting efforts to expand the pool of corporate prospects for sponsorship, grant support, and cause marketing. Create and maintain a pipeline of possible corporate and foundation partners by identifying key institutional decision-makers and proactively reaching out to companies/funders to establish new partnerships. Collaborate with Development Associate to develop and implement fee-for-service initiatives as part of CUCS’s corporate volunteer program Coordinate annual appeal mailings, email appeals, and other donor communications. Support the development and implementation of strategies for fundraising that will grow annual revenue from individuals, including monthly donor program, website and social media. Produce prompt and accurate gift acknowledgments for all donations. Update and personalize acknowledgement letters to reflect important accomplishments and milestones at CUCS. Collaborate with team to identify and implement new donor database. Coordinating gift processing and maintenance of CUCS’s donor database, including data entry, creating new records, generating reports and mailing lists. Maintain confidentiality of all donor-related information. Other duties as assigned.

Job Requirements

Bachelor’s degree required. Minimum of 2-4 years fundraising experience, strong experience with special events preferred. Demonstrated history of successfully meeting fundraising goals and experience in institutional grants management, sponsorship, or cause marketing Strong attention to contextual detail, especially in donor and data management. Ability to multitask and manage multiple production timelines while being adaptable to change. Ability to be self-directed and autonomous while equally comfortable working collaboratively as a member of a dynamic team. Excellent communications skills, both oral and written, are required. Ability to adapt writing style to CUCS’s organizational voice important. Adaptable and willing to take on new tasks and responsibilities as they arise. Must be flexible and open to changing needs and priorities.
