On October 28th, electeds and friends gathered to celebrate a housewarming for Services for the UnderServed’s (S:US) Melrose North, a new supportive/affordable residence in the Morrisania section of the Bronx. A collaboration between S:US and Bronx Pro Group, Melrose North will provide 171 affordable apartments 103 of which are supportive serving both families who have survived domestic violence as well as eligible supportive individuals. Onsite services will be provided by S:US funded by both NYC 15/15 through the NYC Department of Health and Mental Hygiene (DOHMH) and the NYS Empire State Supportive Housing Initiative (ESSHI) through the Office of Temporary and Disability Assistance (OTDA).

Adolfo Carrion, Commissioner of the Department of Housing Preservation and Development (HPD), said, “"Developments like Melrose North are key to tackling New York City's housing crisis and demonstrate why we must continue saying YES to deeply affordable housing in every neighborhood. With 171 affordable homes, this project addresses a critical need in the South Bronx, where too many long-time residents are at risk of displacement.”

"Supportive housing is absolutely critical for meeting the needs of vulnerable households and ensuring that they are able to live healthy, independent, and fulfilling lives,” said Commissioner Molly Wasow Park of the New York City Department of Social Services. “With 171 affordable units – 103 of which will serve as supportive housing units for New Yorkers who experienced homelessness and survivors of domestic violence – and a robust array of on-site services and amenities, Melrose North will provide much-needed affordable housing and community spaces for this Bronx neighborhood. Projects like this exemplify the kind of high-quality, community-centered housing projects that allow the city to better support New Yorkers in need, and we are proud to join S:US and our public and private partners in celebrating this incredible project.”

Council member Rafael Salamanca praised the project partners’ collaboration with the community “With the City’s affordable housing crisis continuing to affect families most in-need in the Bronx, I am grateful to HPD, the Housing Development Corporation (HDC), and the New York City Housing Authority (NYCHA) for working together to bring 171 new, 100% affordable homes at Melrose North.”

Melrose North is part of the NYCHA Next Gen program and is built on an underutilized NYCHA-owned site with a 99- year lease.  Community amenities include a playground and garden space as well as an on-site superintendent, front desk security, a community room, a residential yard, bicycle storage, and shared laundry facilities. Each residence is equipped with intercoms and energy-efficient appliances.  The property also houses an arts education facility operated by DreamYard, which hosts summer camps, after-school activities, and other opportunities for Bronx students.

Funding for the project was provided by NYC HDC, NYC HPD, Enterprise Community Partners and Federal Home Loan Bank, with a construction loan from JP Morgan Chase.

The architect was Curtis & Ginsberg Architects and the contractor was Home Builders.
